  1. Home buyers and builders

Get your home through a house and land package

A house and land package is where you can buy land and also organise construction of your new home. It's a single process, but with 2 contracts. Essentially, you are buying land from SLA and choosing the builder for your home design at the same time.

This innovative approach ensures that you not only acquire the perfect block but also collaborate with builders who understand your unique requirements. This streamlines both the design and construction process.

How it works

Save time and money

Our trusted partner builders offer expertise in house designs that make the most of your block’s features. They select blocks suited to the unique type of homes they build, potentially saving you time in the design process.  

House and land packages offered by our partner builders typically have a plan in place, packaged together with customised fittings and fixtures. This means you don’t need to go through all the cost and work of designing a home, but instead lean on their expertise to have a home that’s built for your plot.

They may also come with other advantages, such as savings on stamp duty, customised payment structures as well as sustainable and energy-efficient housing designs.

Feel assured with your choice of builder

All builders in partnership with SLA must meet rigorous criteria including comprehensive background checks.

All builders then must:

  • hold current residential building licenses
  • maintain up-to-date insurances
  • report any disciplinary actions against their licenses over the past 2 years.

While we vouch for their quality, we also encourage you to conduct your own independent research for added assurance.

Cost of your house and land package

The total cost of a house and land package is determined by combining the price of the land as set by the SLA with the expenses associated with constructing the chosen home design. The cost of construction will be calculated by the builder.

The price you pay for the block of land block in your package will be the same as the SLA’s listing price. There will be nothing added to it as part of the package.

Paying a deposit and the final payment

When you exchange contracts with SLA, a first deposit instalment equal to 5% of the block's value is due.

The remaining land contract balance is payable upon settlement. This is usually 42 calendar days from the date the Crown Lease is served on you or your solicitors.

Paying stamp duty

You'll need to pay stamp duty on the land component of your package. You'll not have to pay it on the building contract, as they're separate contracts.

If you're a first-time homebuyer, you may even qualify for a stamp duty waiver under the Home buyer concession scheme.

The purchasing process

1. View our house and land packages

View all our available packages on our list page. Be aware that some specific blocks are only available through certain nominated builders. This is due to specific arrangements with SLA.

2. Work with your chosen builder

Choose your home design and then decide on the styling, finishes, fixtures and the appliances you'd like. From your decisions the builder will calculate the construction cost's part of the package.

3. Exchange contracts

Once you have finalised the design of your new home, you'll need to enter into 2 contracts. One contract for the land through SLA and one contract for the construction of your new home with your chosen builder. You'll need to enter both contracts at the same time.

4. Wait for your home to be built

Your builder begins work on your new home according to the contract start date.
